– Senior Property Administrator Monday, January 23, 2023 Reporting to: General Manager, Property Management Summary: Reporting to the Property Manager, the incumbent will be responsible for the financial analysis and optimization of properties in the real estate portfolio.
Responsibilities: Prepare OPEX and CAPEX budgets.
Prepare OPEX and CAPEX budgets according to the annual budget guide and the indications of the property management teams Prepare the budget summary Analyze the impact of depreciation on operating costs Analyze and explain budget variances Review and transmit the monthly and year-end accruals list to the accounting department and follow up on the reversal of year-end accruals Generate and validate the monthly rental register Calculate monthly gross-up entries (electricity, housekeeping and vertical transportation) Analyze monthly the parking lot operation reports from the supplier Analyze monthly the financial statements of the buildings Explanations of variances in financial statements Analyze and prepare 13th invoices, answer customer questions Analyze the rent â percentage Proceed to the invoicing of percentage rents Collaborate in the sound management of accounts receivable Prepare the analysis of financial assistance applications, including follow-up with tenants to obtain audited financial statements Identify, calculate and submit for approval provisions for bad debts and write-offs Perform analysis, reconciliation and verification of accounts receivable, accounts payable and service requests Perform adjustment invoices as required Establish and bill electricity and gas sub-meters Establish and proceed with the billing of municipal and school taxes Calculate and import monthly CPI rates into Yardi Prepare rent statements for certain tenants according to the terms of the leases Liaise with the lease administrator to ensure that occupancy charges are billed accordingly Contribute to providing our clients with a superior market experience consistent with Canderel’s values and pillars Respond to various requests from different stakeholders Qualifications: University degree in accounting or finance and at least two years of property financial accounting experience in the commercial real estate environment (office or retail); Proficiency in Excel and other MS Office tools; Knowledge of Yardi is an asset; Fluency in French and English essential (oral and written); Ability to work independently in a fast-paced environment, to multi-task, prioritize and meet deadlines; Excellent teamwork skills; Proven accounting, analytical and auditing skills.
